Conditions or Reasons for Planning Application - CB/22/04842/FULL
Conditions or Reasons:
1) Insufficient information has been submitted to demonstrate satisfactory parking and turning provision can be achieved on site. As such, the proposal would fail to demonstrate that the proposal would not have a detrimental impact upon highway safety contrary to Policy HQ1, T2 and T3 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
2) The proposal by virtue of the first-floor window serving the office within the constructed outbuilding would create an unacceptable overlooking into the adjacent garden area of 42 Lombard Street. As such, the proposal would result in a detrimental impact on the residential amenity of neighbouring properties, contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
3) The application contains insufficient information in relation to the noise impact emanating from the proposal. The proposal therefore fails to demonstrate that it would not have a detrimental noise impact upon the residential amenity of dwellings within the surrounding area, contrary to Policy HQ1 and CC8 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
