Conditions or Reasons:
1) The proposed development, by reason of its scale, bulk and siting, would form a dominant and inappropriate addition to the application site. The proposal would also result in an unacceptable overbearing impact, loss of light and loss of outlook for adjoining occupiers. The proposal is therefore not considered to be of high-quality design, and would be deemed contrary to Policy HQ1 of the Central Bedfordshire Local Plan, the Central Bedfordshire Design Guide, Section 12 of the NPPF and Policy D1 of the Flitton, Greenfield & Pulloxhill Neighbourhood Plan.
