| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall take place until details of the junction between the proposed vehicular access with the highway have been submitted to, and approved by, the Local Planning Authority.
Reason In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. |
3)
No building shall be occupied until the junction of the proposed vehicular access with the highway as detailed within the approved plan to be agreed in Condition 2 has been constructed in accordance with the approved details. (See Notes to the Applicant)

The proposed vehicular areas shall be surfaced in bituminous or other similar durable material (not loose aggregate) for a minimum distance of 2m into the site measured from the highway boundary (back of footway) before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety. |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995 or any amendments thereto, the parking provision for the site as detailed on the approved plans shall not be used for any purpose other than as parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason To retain adequate parking provision for the development hereby permitted without adversely affecting the convenience of site and road users. |

Prior to occupation of the development hereby approved, the cycle parking provision shown on the approved plans shall be made available for use and thereafter retained for this purpose.
Reason To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. |
7)
All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of No.147 Manor Road.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match those of No.147 Manor Road in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

The first floor window in the east elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window which can be opened are more than 1.7m above the floor of the room in which the window is installed. No further windows or other openings shall be formed in the east elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |
10)
No fences or planting shall be erected in front of or within the shared pedestrian routes for No.147 Manor Road and the proposed dwellings.
Reason: To protect the approved shared pedestrian routes and parking spaces. |
11)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001, 1264-SU-001 revA, 1264-SU-002 revA, 1264-PL-010 revB, 1264-PL-011 revB
