Conditions or Reasons for Planning Application - CB/22/04915/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials those detailed in the application form received on 21.12.22.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details.

Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Listed Building and
Conservation Area. (NPPF Section 16)
4) The proposed development shall only be used as an annexe to the main dwelling and shall not be occupied as a separate or self-contained dwelling unit.

Reason
To prevent the establishment of a separate residential unit.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan numbers: AD-OS, AD-00, AD-01.

Reason: To identify the approved plan/s and to avoid doubt.
