Conditions or Reasons:
1) Due to poor spatial separation and an unavoidable conflict bewteen the existing tree canopy and the proposed development, it is considered that the proposal will result in unjustified pruning works to the detriment of the appearance and amenity value of the surrounding trees in conflict with Policies EE4 and HQ1 of the Central Bedfordshire Local Plan (2021).
