Conditions or Reasons:
1) The proposed development would represent inappropriate development within the Green Belt which is, by definition, harmful to the Green Belt. No very special circumstances have been put forwards to outweigh harm to the Green Belt by reason of inappropriateness. Therefore, the proposal is contrary to Section 13 of the National Planning Policy Framework, Policy SP4 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide.
