Conditions or Reasons:
1) By reason of the overall scale and massing of the extensions, in combination with the position of the extensions, including the proximity to the site boundaries and residential properties to the west, the proposal would appear cramped and represent overdevelopment of the site, harmful to the character and appearance of the surrounding area and would also result in a harmful overbearing and oppressive impact for neighbouring occupiers of the residential properties of Douglas Crescent, specifically occupiers of 48 and 50 Douglas Crescent, resulting in harm to residential amenity. As such, the proposal would be contrary to Section 12 of the National Planning Policy Framework (2023) and Policy HQ1 of the Central Bedfordshire Local Plan (2021).
