No development above slab level shall take place until a scheme has been submitted to and approved in writing by the Local Planning Authority for the provision of fire hydrants at the development. No dwelling shall be occupied until the fire hydrant serving that dwelling has been installed as approved. Thereafter the fire hydrants shall be retained as approved in perpetuity.

Prior to the installation of any air source heat pumps and /or photo voltaic panels on the properties to be delivered in compliance with Part L of Schedule 1 to the Building Regulations 2010 (taking effect on the 15 June 2023), details shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To ensure that the development includes renewable and low carbon energy sources. (Policy CC1, CBLP and Section 14, NPPF). |

No development above slab level shall take place until details of the Super LEAP within the Village Green have been submitted to and approved in writing by the Local Planning Authority. The Super LEAP shall be landscaped, laid out and completed in accordance with the details approved prior to the first occupation of the development and thereafter retained as open space/play space.
Reason: To ensure that the development provides a high quality play area in accordance with the requirements of the Village 3 Design Code. (Policy EE13, CBLP and Section 8, NPPF) |

No dwelling shall be occupied until the road layout and junctions of the proposed vehicular access with the highway from which that dwelling is served have been constructed in accordance with the approved details (including private drives where relevant) and opened to vehicular traffic. Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policy T2, CBLP and Section 9, NPPF) |

No dwelling shall be occupied until the vehicle and cycle parking spaces to serve that dwelling have been properly surfaced and provided in accordance with approved drawing no. V41009-104i. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), any garage, car port or parking space hereby permitted shall be kept permanently available for the parking of motor vehicles unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To minimise the demand for on-street parking and thereby safeguard the interest of the safety and convenience of road users. (Policy T3, CBLP and Section 9, NPPF) |

Before any of the accesses are first brought into use, a triangular vision splay shall be provided on each side of the new access drive and shall be 2.8m measured along the back edge of the highway from the centre line of the anticipated vehicle path to a point 2.0m measured from the back edge of the highway into the site along the centre line of the anticipated vehicle path. The vision splay so described shall be maintained in perpetuity free of any obstruction to visibility exceeding a height of 600mm above the adjoining foot way level.
Reason: To provide adequate visibility between the existing highway and the proposed accesses, and to make the accesses safe and convenient for the traffic which is likely to use them. (Policy T2, CBLP and Section 9, NPPF) |

Visibility splays shall be provided at all road junctions within the site. The minimum dimensions to provide the required splay lines shall be 2.4m measured along the centre line of the side road from its junction with the channel to the through road and 25m measured from the centre line of the side road along the channel of the through road. The vision splays required shall be provided and defined on the site and be entirely free of any obstruction.
Reason: To provide adequate visibility at road junction in the interest of road safety. (Policy T2, CBLP and Section 9, NPPF) |

Before the Green Streets are brought into use for residents, signs in compliance with diagrams set out in the Traffic Signs Regulations and General Directions 2002 for one way use shall be provided at the means of ingress and egress in accordance with a scheme to be submitted to and approved by the Local Planning Authority.

No development above slab level shall take place until a scheme of ecological enhancement has been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved scheme.

No dwelling shall be occupied until details of the proposed electric vehicle charging points and ducting have been submitted to and approved in writing by the local planning authority. The details shall be in accordance with Central Bedfordshire Council's Electric Vehicle Charging: Technical Guidance for New Development Supplementary Planning Document (SPD) dated December 2022, or any document that replaces it. Details to be submitted should include: Proposals to provide a minimum of 1 charging point per dwelling for the charging of electric vehicles. Details of the specification(s) of charge points including power output. Equipment design and colour.
No dwelling shall be occupied until the charging point approved for that dwelling has been provided in accordance with the approved details. The charging points and associated car parking spaces shall thereafter be retained, as approved, and shall remain available for use.
Reason: To ensure that adequate parking with facilities for the charging of electric vehicles are provided in accordance with Policy HQ1 High Quality Design, Policy T5 Ultra Low Emission Vehicles; Policy T3 Parking; Policy T2 Highways Safety and Design and Policy CC1 Climate Change and Sustainability of the Central Bedfordshire Local Plan, Electric Vehicle Charging: Technical Guidance for New Development SPD and the National Planning Policy Framework. |

The soft landscaping scheme shown on approved Drawing Nos GL1991 02E, 03E, 04E, 05E, 06E and 07E shall be implemented in accordance with the Landscaping Delivery / Timetable Notes by Barratt Homes dated June 2024, and subsequently maintained in accordance with the submitted Landscape Management Plan: Parcel 3.1, Phase 2, Wixams Ref 1991 Issue 3 authored by Golby + Luck and dated 22nd May 2024. Any trees, shrubs, plants or grass shall be maintained for a period of ten years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.

The footpath / bridleway in the southern landscape buffer shall be a 3m wide timber edged compacted gravel surface path, the gravel to be gold finish.
