Conditions or Reasons for Planning Application - CB/23/00573/FULL
Conditions or Reasons:
1) The proposed two storey side extension, by reason of its overall scale, bulk and design, would fail to be subservient and proportionate to the property, would represent over development of the site and would fail to be sympathetic to the character and appearance of the area, contrary to Section 12 of the National Planning Policy Framework, Policy HQ1 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide.
2) The two storey side extension, by reason of its scale and position, would result in a further overbearing impact and sense of enclosure of neighbouring 42 Kingsbury Avenue over and above the existing property, harmful to neighbouring amenity and contrary to Section 12 of the National Planning Policy Framework, Policy HQ1 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide.
