| Conditions or Reasons: | 1)
All remediation works to the bunds as shown on approved drawing ref: 230593-RAP-XX-XX-DR-L-4001/ P01 shall be implemented within nine months of the date of this permission.
Reason
To ensure that the bunds do not result in a harmful impact on the character and appearance of the wider landscape (Policy EE5, Central Bedfordshire Local Plan, 2021) |

The surface water drainage scheme, to manage surface water runoff associated with the bunds hereby approved, including culvert pipes of a minimum of 900mm diameter in both bunds 1 and 2 as shown on drawing ref: SD2308162/201/ rev P2 within the approved Surface Water Flooding Mitigation Strategy (ref: FINAL SD2308162), shall be fully implemented within the works required under condition 1.
The final detailed design shall be based on the agreed 'FINAL SD2308162 - Surface Water Flooding Mitigation Strategy---' and DEFRAs Non-statutory technical standards for sustainable drainage systems (March, 2018), and shall be subsequently implemented and maintained in accordance with a "Maintenance and Management Plan" to be submitted to the Council for approval prior to the works to create the culverts commencing.
Reason:
To ensure the approved system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in
accordance with CBC Local policy CC3 to CC5 and NPPF Paras 159 to 169 Inclusive of foot notes 54 to 56 and its supporting technical guidance |

The planting and landscaping scheme for each bund, as shown on approved Drawings No. 230593-RAP-XX-XX-DR-L-4001/ P01 and 230593-RAP-XX-XX-DR-L-4002/ P01 shall be implemented by the end of the full planting season immediately following the completion of all works to that bund (a full planting season shall mean the period from October to March). The trees, shrubs and grass related to each bund shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.
Reason: To ensure an acceptable standard of landscaping.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 230593-RAP-XX-XX-DR-L-4001/ P01; 230593-RAP-XX-XX-DR-L-4002/ P01; ; CBC01; CBC02; 46155BDLS-01; 46155BDLS-02; 46155BDLS-03; Surface Water Flood Risk Mitigation Strategy (Project ref: SD2308162, SuDS Designs, September 2023); SD2308162/ 201/ rev. P2; Landscape Mitigation Strategy (Rappor, August 2023)
