| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to demolition, a Demolition Method Statement shall be submitted to the Local Planning Authority for approval, which is based on adopting procedures that will ensure that adjacent trees, which are within falling distance of the building being demolished, will not be damaged by demolition operations, nor its associated machinery access. The approved Demolition Method Statement shall then be clearly communicated to the demolition contractor undertaking the work, so that it is subsequently implemented in strict accordance with the required methodology.
Reason: To ensure that adjacent trees, located within falling distance of the demolition buildings, are not damaged nor require pruning to provide access facilitation for equipment, so as to maintain the health and natural appearance of trees that currently form part of the Conservation Area setting, and which are protected under Section 211 of the Town and Country Planning Act 1990. |

All ecological measures and/or works shall be carried out in accordance with the details contained in the July 2024 Bat Emergence Survey Report as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.
Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Section 15 of the NPPF) |

No works are in any circumstances to commence unless the local planning authority has been provided with either:
a) a licence issued by Natural England authorizing the specified activity/development to go ahead; or b) a statement in writing from the relevant licensing body to the effect that it does not consider that the specified activity/development will require a licence.
Reason: To ensure that works do not result in adverse impacts to protected species. (Section 15 of the NPPF) |

No development shall take place until an Ecological Enhancement Plan for the creation of new wildlife features such as integrated bird/bat and bee boxes in buildings/structures has been submitted to and approved in writing by the local planning authority.
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with the National Planning Policy Framework |
