| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application illustrated product details, including Manufacturers/Suppliers product name or code, as appropriate, of all external materials to be used in the works hereby approved (including roof coverings, wall claddings and rainwater goods) shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of construction being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

Notwithstanding the details submitted with the application a full external decorative finishes Schedule, with colours expressed as RAL nos., Manufacturers product name or code or demonstrated by colour swatches, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of construction being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

Notwithstanding the details submitted with the application, full details of the glazing solutions proposed to be used to specifically address potential issues of reflection and glare in respect of the glazing associated with the works hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of construction being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in manner that minimises potential impacts upon this listed building and the character and the appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

Notwithstanding the details submitted with the application, drawn detail at scale between 1:10 and 1:20 as appropriate, in plan, elevation and section, clearly showing as typical detail, including glazing, the constructional detailing of the timber batten clerestory window of the new building hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of construction being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

Notwithstanding the details submitted with the application, any stove pipe or heating flue exiting in any respect upon the exterior of the new building hereby approved shall be given a black painted finish, which shall be maintained as such thereafter, unless agreed otherwise and in writing by the Local Planning Authority prior to any stove pipe or flue installation on site, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

Notwithstanding the details submitted with the application, full details of any kitchen and/or WC extract flues or vents exiting in any respect upon the exterior of the new building hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to any extract flue or vent installation on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

Notwithstanding the details submitted with the application any works of internal and external 'making good', including any blocking-up of wall openings, required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional fabric, detailing and character of the building, close-matching with existing materials, fabric and detailing as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |
