Conditions or Reasons for Planning Application - CB/23/00679/FULL
Conditions or Reasons:
1) The proposed development would result in substandard pedestrian intervisibility, which would have an adverse effect on road safety. As such, the proposal would be in direct conflict with Policy T2 and T3 of the Central Bedfordshire Local Plan (2021), Section 12 of the NPPF and Parking Standards for New Developments (2023).
2) The gates proposed would result in Heavy Goods vehicles waiting in the public highway in an unsuitable location, to the detriment of the free flow of traffic and with the related
impacts upon driver frustration and safety. It is therefore considered that the proposal would in contrary with Policy T2 and T3 of the Central Bedfordshire Local Plan (2021), Section 12 of the NPPF and Parking Standards for New Developments (2023).
