Conditions or Reasons for Planning Application - CB/23/00857/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials detailed within the application form and on drawing number CPV PL05, namely:

Cabin: Integra AV cabin with external decor in RAL 5017 (Traffic Blue)
Canopy: Cantilevered steel framed structure with tensile Polyester HT1100 DTex fabric cover with PVC coating and Biface finish in RAL 5017 (Traffic Blue)
Boundary treatment: composite fencing finished in RAL 7016 (Anthracite Grey)

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The car wash facility hereby permitted shall only be open to customers between the hours of 8:00am - 18:00pm Monday to Saturday and 10:00am -16:00pm on Sundays and Bank Holidays.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

4) Prior to the development being brought into use, details of the external sound level emitted from plant/ machinery/ equipment and mitigation measures as appropriate, shall be submitted to the Local Planing Authority for its approval in writing. The measures shall ensure that the external sound level emitted from plant, machinery/ equipment will not exceed the background sound level in order to prevent any adverse impact. The assessment shall be made in accordance with BS4142:2014 at the nearest and/or most affected noise sensitive premises, with all machinery operating together at maximum capacity. Approved measures and details shall be implemented prior to the development being brought into use. A post installation noise assessment shall be carried out where required to confirm compliance with the sound criteria and additional steps to mitigate noise shall be taken, as necessary. Approved details shall thereafter be permanently retained.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 301_PL_01 rev. A, 301_PL_02 rev. A, CPV PL05.

Reason: To identify the approved plan/s and to avoid doubt.
