| Conditions or Reasons: | 1)
The residential conversion hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The residential conversion of part of Stable Block B hereby approved shall only be occupied by an equestrian worker in connection with the care of horses on site, and not by any person not meeting this definition.
Reason: To meet the essential need for an equestrian worker to live on-site for security and animal welfare requirements, and to prevent harm to the Green Belt. (Policy SP4, CBLP July 2021, and Sections 6 and 13, NPPF December 2023) |

The part retention of Timber Building C shall only be used for the storage requirements of the equestrian facility, and not for residential purposes.

Notwithstanding the provisions of Part 1, Classes A, B and C of Schedule 2 to the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions, or alterations to the roof of the dwelling hereby permitted, shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the application site of the dwelling hereby permitted without the grant of further specific planning permission from the Local Planning Authority.

Any gates provided shall open away from the highway and be set back a distance of at least 8.0 metres from the nearside edge of the carriageway of the adjoining highway.

Prior to the occupation of the residential conversion hereby approved, details of a refuse collection point located outside of the public highway shall be submitted to and approved in writing by the Local Planning Authority and shall be fully implemented, and shall be retained thereafter.
Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Section 9, NPPF September 2023) |

Prior to the occupation of the residential conversion hereby approved, two parking spaces within the application site shall be provided, and shall be retained thereafter for this purpose.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers NA-23014-PL-201 and NA-23014-PL-202.
