| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All on site vehicular areas shall be surfaced in stable and durable materials (not loose aggregate). Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding, to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits. The two proposed tandem off-road parking spaces shall be provided prior to the closure of the existing access and existing parking spaces.
Reason: To ensure that sufficient off street parking is retained for the existing dwelling. (Policy T3, CBLP July 2021, and Section 9, NPPF December 2023) |

The development hereby permitted shall not commence until a scheme detailing access provision to and from the site for construction traffic, which details what arrangements will be made for restricting such vehicles to approved points of access and egress, has been submitted to and approved in writing by the Local Planning Authority. The scheme shall be operated throughout the period of construction work.
Reason: To ensure the safe operation of the surrounding road network in the interests of road safety. (Policy T2, CBLP July 2021, and Section 9, NPPF December 2023) |

The surface water drainage shall be constructed to manage surface water runoff from the development for up to and including 1 in 100 year event (+40%CC), via infiltration. The final detailed design shall be based on the agreed Drainage Strategy (Ref: Aegaea, AEG0866_LU7, 22 March 2023) and DEFRAs Non-statutory technical standards for sustainable drainage systems (March 2018) and shall be implemented and maintained as approved. Maintenance will ensure the system functions as designed for the lifetime of the development. Any variation to the connections and controls indicated on the approved drawing which may be necessary at the time of construction would require the resubmission of those details to the Local Planning Authority for approval in writing.

No surface water flows shall be directed to a different area than utilised pre development or onto the highway.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Site Location Plan (unreferenced), 3376-01A, 3348-05E Rev E, 3348-06E Rev E and Arbtech AIA 01.
Reason: To identify the approved plans and to avoid doubt. |
