| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, and prior to the commencement of any works of alteration within the listed building hereby approved, full details of any consolidation of the structure of the building (eg. the insertion of steelwork) required as a result of the approved internal works shall be submitted to, and approved in writing by, the Local Planning Authority and the approved works shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in safeguarding of, the historic fabric, character and appearance of the listed building in all respects (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the 3 no. new sash windows hereby approved shall be of painted timber construction, single glazed and shall operate in a traditional sliding-sash manner, full constructional details of which, provided as drawn detail at scales between 1:1 (for glazing bar profiles) and 1:20 in elevation, plan and section, as appropriate, confirming the following shall be submitted to and approved in writing by the Local Planning Authority prior to any installation of the windows on site, and the approved works shall thereafter be implemented strictly in accordance with the approved details:-
window construction material and final paint finish colour
glazing type
glazing bar profiles
window opening configurations
confirmation of intended depth of window reveal to match those of the existing sash windows (section drawing)
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application no work of alteration, modification or replacement in respect of all existing sash windows, including glazing, shall be undertaken without the prior submission of full details to, and the written agreement of, the Local Planning Authority, and any such work shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are undertaken with due regard to, and in safeguarding of, the historic character and appearance of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, full details of any kitchen and bathroom extract vents or flues exiting in any respect upon the exterior of the building, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation on site and the approved works shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application the internal alterations hereby approved, and any associated works of internal and external 'making good', including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the rear timber enclosure fencing and gates hereby approved shall be given a dark stained decorative finish to the full approval of the Local Planning Authority and shall be maintained as such thereafter.
Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in safeguarding of, the character and appearance of the listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application full details of the intended final decorative finish of the rear balustrade fencing and replacement fire escape stair and handrail hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation on site and the approved works shall be implemented strictly in accordance with the approved details and maintained as such thereafter.
Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in safeguarding of, the character and appearance of the listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |
