Conditions or Reasons for Planning Application - CB/23/01326/OUT
Conditions or Reasons:
1) The site is located beyond the settlement envelope for Greenfield and is not allocated for development in Central Bedfordshire Local Plan (2021). The construction of up to 9 new dwellings in this visually exposed location would represent a detrimental encroachment of substantial built form into the countryside and backland development causing unacceptable adverse harm to Greenfield's character and countryside setting. As such, the proposal is contrary to paragraph 174 of the NPPF, and to policies SP7, HQ1, HQ8 and EE5 of the Central Bedfordshire Local Plan (2021).
