Conditions or Reasons:
1) By virtue of the scale, height, design and massing of the extension to the outbuilding, the resultant building would appear disproportionate to the host dwelling. Given the level of accommodation proposed and the scale of the resultant building it would no longer be considered incidental to the host dwelling. The proposal is therefore considered contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 7 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
