| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to the commencement of development hereby permitted, a detailed design of a surface water scheme, to manage surface water runoff from the development for up to and including the 1 in 100-year event (+40%CC), and a maintenance and management scheme, shall be submitted to and approved in writing by the Local Planning Authority. The approved drainage works shall be completed prior to the first use of the proposed amenity building or occupation of a fifth pitch, whichever is sooner, and shall be maintained in accordance with the submitted details in perpetuity.
Reason: These matters are required prior to the commencement of development in order to ensure that the proposed development does not increase on or off-site flooding, that the approved system will function to a satisfactory minimum standard of operation, in accordance with Policies CC3 and CC5 of the Central Bedfordshire Local Plan (2021) |

Prior to the amenity building or a fifth pitch first being occupied, whichever is sooner, 2 bird boxes shall be provided. The bird boxes shall be placed 2-4 metres above ground, and directed between north and east.
Reason: To secure biodiversity net gains on the application site, in accordance with Polices EE2 and EE8 of the Central Bedfordshire Council Local Plan (2021). |

Prior to the erection / installation of any external lighting or closed circuit television columns, details shall be provided to and approved in writing by the Local Planning Authority.
Reason: In the interest of the amenity of the surrounding area and neighbouring properties, in accordance with Policies HQ1 and CC8 of the Central Bedfordshire Local Plan (2021). |

The proposed further two pitches hereby permitted shall not be occupied for residential purposes other than by Gypsies and Travellers where these are defined as persons of nomadic habit of life whatever their race or origin, including such persons who on grounds only of their own or their family's or dependants' educational or health needs or old age have ceased to travel temporarily or permanently, but excluding members of an organised group of travelling show people or circus people travelling together as such.
Reason: To limit the use of the site to Gypsies and Travellers, as the proposal is justified on addressing a need for such accommodation, in accordance with Policy H7 of the Central Bedfordshire Local Plan 2021 |

There shall be no more than 1 caravan on each pitch stationed at any one time, and each caravan should be sited as shown on plan ref. PD 1544/03D.
Reason: To ensure the adequate amenity of future residents, to protect the amenity of local residents, to ensure suitable levels of parking and turning areas, and to ensure the development would not impact upon the character and appearance of the open countryside, in accordance with Policies HQ1, H7, T2, T3 and EE5 of the Central Bedfordshire Local Plan (2021). |

No commercial activities shall take place on the land, including the storage of materials.
Reason: In order to ensure appropriate development in the open countryside and to protect the amenities of local residents in accordance with Policies HQ1, H7, EE5 and CC8 of the Central Bedfordshire Local Plan (2021) |

The vehicular turning area as shown on plan ref. PD 1544/07 shall be provided prior to the first occupation of a fifth pitch and retained as unobstructed thereafter in perpetuity.
Reason: To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles onto the highway, in accordance with Policy T2 of the Central Bedfordshire Local Plan (2021). |

Any existing soft landscaping, including the hedgerows shows on plan ref. PD 1544/03D, shall be protected during construction works and retained. In the event that any trees or hedgerows are removed, die or become seriously damaged during construction works, they shall be replaced with trees or plants of the same size and species.
Reason: In the interest of securing the visual amenity of the surrounding area, in accordance with Policy HQ1 and EE5 of the Central Bedfordshire Local Plan (2021). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PD 1544/03D, PD 1544/05A, PD 1544/04A, PD 1544/01, PD 1544/07 Reason: To identify the approved plan/s and to avoid doubt. |
