Conditions or Reasons for Planning Application - CB/23/01555/OUT
Conditions or Reasons:
1) By virtue of the proposals location it is considered that the development would adversely impact the character and appearance of the area by introducing two dwellinghouses in an undeveloped site in a prominent location within a rural setting. Therefore the proposal is harmful to the rural character of the area, including the intrinsic character and beauty of the countryside and is contrary to Policies HQ1, EE5 and SP7 of the Adopted Local Plan (July 2021) & the National Planning Policy Framework.
2) The proposed development is sited outside settlement envelopes within the open countryside. Due to the separation between the site and existing settlements, limited services/ facilities, as well as the absence of a safe and convenient pedestrian link between the two, it is considered that the site is located in an unsustainable location, which will result in over-reliance on private vehicle. The development is therefore contrary to Policies SP7 and HQ1 and the National Planning Policy Framework.
