Conditions or Reasons for Planning Application - CB/23/01571/FULL
Conditions or Reasons:
1) The proposed development would, because of its size, siting and unsympathetic / incongruous design regarding its relationship to the existing roofslopes to the host dwelling, would be out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenities of the area representing poor design. The proposal is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
2) The proposed retention of the garden canopy would, because of its massing, siting to the shared boundary and height, appear unduly bulky resulting in an unacceptable overbearing impact on the adjoining property No.41 Poynters Road. The proposal is therefore contrary to the principles of good design as set out in Section 12 of the NPPF, National Design Guide (2019), Policy HQ1 of the Central Bedfordshire Local Plan 2015-2035 and the Central Bedfordshire Design Guide.
