Conditions or Reasons:
1) The replacement windows by virtue of their prominence and inappropriate design and material would represent an incongruous and uncharacteristic addition to the street scene that would be visually harmful to the character and appearance of the Conservation Area, setting of adjacent Listed Buildings and wider street scene. The proposal would conflict with the requirements of Section 16 of the National Planning Policy Framework (2023), Policies HQ1, HE3 of the Local Plan (2021), Section 5 of the Central Bedfordshire Design Guide (2023) and Paragraphs 6.3 - 6.5 Toddington Conservation Area Appraisal.
