Conditions or Reasons:
1) The proposed development, by virtue of its siting, design and height, would have an adverse impact on the residential character of the host dwelling, to the detriment of the visual amenity of the wider street scene, and the outlook of nearby residential dwellings. The proposal would therefore be contrary to HQ1 of the Central Bedfordshire Local Plan, Central Bedfordshire Design Guide and NPPF (2021).
2) The application contains insufficient information to show that the development can be accommodated in a manner that would not cause harm to the residential amenity of neighbouring properties in relation to noise impacts; as such the proposal is contrary to Policy HQ1 Central Bedfordshire Local Plan and NPPF.
