Conditions or Reasons for Planning Application - CB/23/01771/VOC

Conditions or Reasons:

1) The development hereby permitted shall begin not later than 5th July 2024.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) Unless otherwise agreed with the Local Planning Authority, within 3 months of the date of this permission, the gazebo hereby approved shall be amended to remove the existing brick wall and accord with the approved plan number CBC.005.

Reason: To preserve and maintain the design and appearance of the proposed development in the interests of the visual amenity of the immediate locality and the openness of the South Bedfordshire Green Belt.

3) All external works hereby permitted shall be carried out in the materials stated on drawing number CBC.055.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials that are in the interests of the visual amenities of the locality.

4) The approved structure shall only be used for purposes incidental to the enjoyment of the dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. (Section 12, NPPF)

5) The proposed gazebo structure hereby permitted shall remain open on all four sides and should not be enclosed by any walls without permission from the Local Planning Authority.

Reason: To preserve and maintain the design and appearance of the proposed development in the interests of the visual amenity of the immediate locality and the openness of the South Bedfordshire Green Belt.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC.005, CBC.002, CBC.003

Reason: To identify the approved plan/s and to avoid doubt.
