| Conditions or Reasons: | 1)
The development hereby approved shall be built in accordance with the final finished floor levels of the dwellings as shown on plan no LAND1 Rev B1A unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas. (Section 12, NPPF) |

The surface water drainage details shown within Flood Risk Assessment GeoSmart (01.02.2022) (Reference 73425.01R6) and Drgs 73425.04 101 P07 and 73425.04 100 P08 as approved under ref: CB/22/01187/DOC on the 27.5.22, and document FloodSmart Plus Technical Statement by GeoSmart Ltd, referenced 73425.00.01 dated September 2023, submitted to manage surface water runoff from the development within the red and blue land shall be implemented and maintained as approved prior to completion of the development and thereafter retained. Any variation to the connections and controls indicated on the approved drawings which may be necessary at the time of construction would require the resubmission of those details to the Local Planning Authority for approval.
Reason: To ensure the approved system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in accordance with para 173 and 175 of the NPPF and its supporting technical guidance. |

All ecological measures and/or works shall be carried out in accordance with the details contained in the Ecological Enhancement Strategy dated December 2021 as approved under ref: CB/22/01187/DOC on the 27.5.22 and shall be retained thereafter.
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with the National Planning Policy Framework. |

The planting and landscaping scheme including hard boundary treatment shown on approved Drawing LAND1 B1A, and Landscaping, Ecology Materials, Fencing and Planting Statement as approved under ref: CB/22/01187/DOC on the 27.5.22, shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season shall mean the period from October to March). The trees, shrubs and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.
Reason: To ensure an acceptable standard of landscaping and flood management. (Sections 12, 14 & 15, NPPF) |

The 17.0m length forward visibility splay indicated at the bend of the access on the approved drawing no. SP1 rev C1 shall be implemented prior to occupation and thereafter, the splay maintained free of all obstruction to visibility
Reason: In the interests of road safety. |

Before the premises are occupied all on site vehicular areas shall be surfaced and drained in accordance with the Materials Schedule and drainage Drg 73425.04 101 P07. The permeable paving as approved shall remain on site for the perpetuity of the development unless agreed in writing by the Local Planning Authority.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits. |

Prior to occupation, the proposed development shall be carried out and completed in all respects in accordance with the access siting and layout illustrated on the approved drawing no. SP1 rev C1 and defined by this permission and, notwithstanding the provision of the Town and Country Planning General Permitted Development Order 2015, (or any Order revoking or re-enacting that Order) there shall be no variation without the prior approval in writing of the Local Planning Authority.
Reason:To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent one upon another and to provide adequate and appropriate access arrangements at all times. |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

Any contamination that is found during the course of construction of the approved development that was not previously identified shall be reported immediately to the local planning authority. Development on the part of the site affected shall be suspended and a risk assessment carried out and submitted to, and approved in writing by, the local planning authority. Where unacceptable risks are found remediation and verification schemes shall be submitted to and approved in writing by the local planning authority. These approved schemes shall be carried out before the development is resumed or continued.
Reason: To ensure that any contamination which exists on the site is identified and properly dealt with in the interests of the residential amenity of the future occupiers of the site and of the surrounding area. (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers
