Conditions or Reasons:
1) The proposed part single, part two storey side extension, due to its scale and massing would not appear as a subservient or proportionate addition to the host dwelling and would have a detrimental impact on the character and appearance of the area constituting overdevelopment extending beyond the confines of the existing residential curtilage of the host dwelling; as such the proposal would be contrary to policy HQ1 of the Central Bedfordshire Local Plan, Section 12 of the NPPF and Chapter 11 of the Central Bedfordshire Design Guide.
