Conditions or Reasons:
1) The application site lies within the Shillington Conservation Area where the Local Planning Authority in accordance with its statutory duty operates policies and guidelines which seek to preserve and enhance the character and appearance of such areas. The application site is considered to be a Non-Designated Heritage Asset, as identified in the 2006 Shillington Conservation Area Appraisal. Overall, the proposal would detract from the NDHA, and would not seek to preserve, sustain or enhance the special character, significance and appearance of the NDHA, due to the inappropriate design, proportion and materials. The proposal would be contrary to Policy HE3 and HQ1 of the CBLP (2021), Section 12 and 15 of the NPPF, The 2006 Shillington Conservation Area Appraisal and the Design Guide.
