Conditions or Reasons for Planning Application - CB/23/01877/FULL
Conditions or Reasons:
1) The proposed development of the site for a dwelling, would be sited in an unsustainable location outside any recognised settlement envelope boundary within the open countryside. Due to the limited public transport routes and convenient access to services/ facilities, as well as the absence of a safe and convenient pedestrian link to these, the proposal will result in an over-reliance on private vehicles for future occupiers of the units and would therefore constitute an inappropriate and unsustainable residential development, contrary to Policy SP7 of the Central Bedfordshire Local Plan (2021) and the National Planning Policy Framework (2021).
2) The proposed development is of a siting, size, scale, form and design that will result in a harmful impact on the character and appearance of the site, surroundings and rural setting. The proposal is therefore contrary to Policies SP7, HQ1 and EE5 of the Central Bedfordshire Local Plan 2015-2035 and the National Planning Policy Framework (2021).
