Conditions or Reasons:

1) Notwithstanding the provisions of Class A1 of the Schedule of the Town and Country Planning (Use Classes) Order 1987, as amended (or any order revoking and re-enacting that Order with or without modification), the two retail units shall only be used for the retail of durable goods (and ancillary uses) which are defined as goods including kitchens & kitchen fittings; bathrooms & bathroom fittings; wallpapers; paints and tiles; decorating materials; domestic electrical fittings and goods; general hardware; small building materials; hand tools; power tools; carpets and floor coverings; homewares and household textiles, household cleaning materials; pet products; garden furniture; plants and shrubs; garden accessories and tools and ancillary garden items.

Notwithstanding the limitation above, the following categories of goods shall be permitted to be sold from Unit 1 only on an ancillary basis only and provided that the primary purpose remains as an outlet for durable goods and limited to the floorspace areas specified below:

(i) Ambient food and drink, up to 280sqm
(ii) Toiletries, up to 112 sqm
(iii) Non - Fashion Clothing and Footwear, up to 100 sqm
(iv) Toys, up to 185 sqm

Notwithstanding the limitation above, Unit 2 as identified on Drawing No. 6132/P01 Rev B can be used for the sale of convenience goods up to 1378 sq.m GIA.

Reason: To define the scope of this permission and to protect the vitality and viability of Dunstable Town Centre. (Policy R1 CBLP)

2) All vehicles and goods must be loaded and unloaded within the curtilage of the site and all vehicles shall enter and leave the site in a forward gear.

Reason: In the interests of Highway Safety. (Policy T2 CBLP)

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted Plan received and dated 17th November 1986, Plan received and dated 30th December 1986 and Drawing No. 6132/P01 Rev B.

Reason: To identify the approved plans and to avoid doubt.
