Conditions or Reasons for Planning Application - CB/23/02100/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in the materials as described drawing numbers 100P/SK(A)22D, 20P/SK(A)22D, 10P/SK(A)22D.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) All existing onsite buildings and other structures shall be demolished as noted on plan number 100P/SK(A)22D and all resultant detritus completely removed from the site prior to the commencement of building works.

Reason: In the interests of the visual amenities of the area.

4) The outbuilding hereby approved shall only be used for purposes ancillary to the main dwelling, known as 45A Rook Tree Lane, Stotfold and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC.001, 40P/SK(A)23, 100P/SK(A)22D, 20P/SK(A)22D, 10P/SK(A)22D.

Reason: To identify the approved plan/s and to avoid doubt.
