Conditions or Reasons:
1) By reason of its position, design and proximity to the boundary, the two-storey side extension would result in a harmful terracing effect and would appear contrived and amount to poor design, harmful to the character and appearance of the area. The extension would also fail to preserve or enhance the character and appearance of the Conservation Area and setting of nearby listed buildings, amounting to less than substantial harm to the significance of designated heritage assets that would not be outweighed by any public benefits. As such, the proposal would be contrary to Sections 12 and 16 of the National Planning Policy Framework, Policies HQ1 and HE3 of the Central Bedfordshire Local Plan, Sections 66(1) and 72(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 and Section 11 of the Central Bedfordshire Design Guide.
