10) No development shall commence at the site before a Sustainability Statement has been submitted to and approved in writing by the Local Planning Authority. The Statement shall include details of how the development will meet at least 10% of its energy demand from renewable or low carbon sources and the development shall be carried out in accordance with the approved Statement.

Reason: To ensure that opportunities for the use of renewable and low carbon energy sources is maximised in accordance with the aims and objectives of the National Planning Policy Framework 2019.

This condition requires attention prior to the commencement of the development because the details are fundamental to the acceptability of the development overall.
