Conditions or Reasons:
1) The application fails to demonstrate that sufficient parking can be accommodated within the application site for the proposed use, resulting in potential overspill parking on to the public highway to the detriment of the safety and convenience of road users; as such the proposal is contrary to Policy T3 of the Central Bedfordshire Local Plan.
