Conditions or Reasons for Planning Application - CB/23/02489/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to development, and following permitted tree removal, all tree protection fencing shall be erected and positioned in strict accordance with the "Tree Protection Plan" (Drawing No. Arbtech TPP 01) dated May 2023, and the "Arboricultural Method Statement to BS 5837 : 2012" dated 17th May 2023, both prepared by Arbtech. The tree protection fencing shall then remain securely in position throughout the entire course of development works, and shall only be temporarily adjusted for the sole purpose of allowing access for essential garden maintenance work.

Reason: To establish a secure Construction Exclusion Zone around the designated Root Protection Areas of adjacent trees and hedges, so as to protect their rooting systems from compaction, excavation and contamination damage.

4) Throughout the course of development, all tree works, sequence of operations, protective measures, site supervision, site management, provision of services and landscaping shall adhere to the requirements stipulated in the "Arboricultural Method Statement to BS 5837 : 2012" dated 17th May 2023, as prepared by Arbtech.

Reason: To ensure that all working practices are in accordance with good arboricultural practice, and that the Arboricultural Method Statement is correctly implemented at all times, so as to prevent damage to retained trees from development activity.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 15786A 07B and 15786A 08B.

Reason: To identify the approved plan/s and to avoid doubt.
