Conditions or Reasons:
1) The proposed building is for agricultural storage and residential accommodation for agricultural workers. The proposed development does not fall within the any of the listed exceptions within paragraphs 149 and 150 of the NPPF and therefore represents inappropriate development within the Green Belt, which is, by definition, harmful to the Green Belt. The proposal would also result in a loss of Green Belt openness by virtue of the introduction of new built form of a permanent and substantial nature in an area free from any permanent buildings. No factors which could amount to very special circumstances to clearly outweigh the harm to the Green Belt by reasons of inappropriateness and loss of openness, are evident. The proposal is therefore contrary to policy SP4 of the Central Bedfordshire Local Plan (2021), and Section 13 of the National Planning Policy Framework (2021).
