1) The application contains insufficient information in relation to the noise impact emanating from the proposal. The proposal therefore fails to demonstrate that it would not have a detrimental noise impact upon the residential amenity of dwellings within the surrounding area, contrary to Policies HQ1 and CC8 of the Central Bedfordshire Local Plan (2021).
