Conditions or Reasons:
1) Within 12 months of the occupation of the first dwelling a footway will be constructed on the southern side of Biggleswade Road between development access and existing bus stop in accordance with details of the approved drawing/or scheme to be submitted to and approved by the Local Planning Authority. Any Statutory Undertakers equipment or street furniture shall be re-sited to provide an unobstructed footway.

Reason: In the interests of road safety and pedestrian movement to reach westbound public transport services.
