Conditions or Reasons for Planning Application - CB/23/02625/FULL
Conditions or Reasons:
1) The proposed development, by reason of the overall scale, massing and additional footprint of the extensions over and above the original building, would amount to disproportionate additions to the original building, representing inappropriate development in the Green Belt and amounting to significant harm to the openness of the Green Belt. No Very Special Circumstances have been put forward that would clearly outweigh the identified harm to the Green Belt by way of inappropriateness and impact upon openness. As such, the proposal is contrary to Section 13 of the National Planning Policy Framework, Policy SP4 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.
2) The proposed extensions, by reason of their excessive scale, bulk and design would dominate the existing dwelling, constitute overdevelopment of the property and detract from the character of the existing building, significantly harmful to the character and appearance of the property and the surrounding street scene, contrary to Section 12 of the National Planning Policy Framework, Policy HQ1 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.
