Conditions or Reasons:
The development for the reason of the raised roof ridge and the significant unbalancing effect of the proposed design, failing to appear subservient and proportionate to the property. The development would constitute poor quality design, unbalancing the pair of semi detached dwellings, in a visually prominent location, resulting in significant visual harm that would adversely affect the character and appearance of the area, contrary to Section 12 of the National Planning Policy Framework (2023), Policy HQ1 of the Central Bedfordshire Local Plan (2021) and Section 11 of the Central Bedfordshire Design Guide (2023).
