Conditions or Reasons:
8) With the exception of the approved Advanced Infrastructure Works (Condition 9), no development shall be commenced within each sub area of development identified in each Area Master Plan until details of a scheme and timetable for the provision of surface water drainage works has been submitted to and approved in writing by the Local Planning Authority. The drainage works shall be completed in accordance with the SWSWDS, and with the approved details.

Reason: To prevent the increased risk of flooding by ensuring the provision of a satisfactory means of surface water disposal and in accordance with Policies 48 & 49 of the emerging Development Strategy Central Bedfordshire for Pre-Submission and Paragraphs 100, 102 & 103 of the National Planning Policy Framework (2012) (as amended).
29) No development shall take place within each development area of development (apart from the approved Advance Infrastructure Works (Condition 9 above)) until a scheme comprising details of connections to the existing public foul sewer system, including phasing, timetable of works, location, size of connection and installation of oil and petrol separators has been submitted to and approved in writing by the Local Planning Authority.

The development shall be implemented fully in accordance with the approved details relating to this condition for each development area.

Reason: To protect and prevent the pollution of controlled waters and in accordance with Policies 44 & 49 of the emerging Development Strategy Central Bedfordshire for Pre-Submission and Paragraphs 109 & 162 of the National Planning Policy Framework (2012) (as amended).
