Conditions or Reasons:
1) The mass, scale, form and design of the proposed dwelling, and dominant siting of the garage to the front, would not achieve a high quality design or layout and would have a detrimental impact on the character and appearance of the area and would be at odds with the existing pattern and grain of development. The proposal is therefore contrary to the objectives of the National Planning Policy Framework (2023) which seeks to protect and enhance the natural, built and historic environment and policies HQ1 (High Quality Development), SP7 (Windfall Development) of the Adopted Local Plan (2021) and the Central Bedfordshire Design Guide (2023).
