Conditions or Reasons:
1) The proposed development would result in the loss of protected designated open space, which makes a positive contribution, both visually and spatially, to the character and appearance of the wider area. As such, the proposed development would cause harm to the character and appearance of the area, and would conflict with Policies HQ1 and HQ10 of the Central Bedfordshire Local Plan, and the design principles contained within the Central Bedfordshire Design Guide.
