Conditions or Reasons:
1) The fence is of an inappropriate scale and design which is considered to be out of character, resulting in visual harm to the character and appearance of the immediate area. The proposal results in harm to the residential amenities of neighbouring dwellings. The development is considered to be in conflict with Policy HQ1 of the CBC Local Plan (2021), the Central Bedfordshire Design Guide (2023) and Section 12 of the NPPF (2023).
