Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The dining / kitchen room, living room and utility room as shown on the proposed plan OAK-109 shall be available for shared use of the occupants of the property at all times and retained as such.

Reason: To ensure that a satisfactory living standards are provided for occupants. (NPPF Section 12)

3) Prior to occupation, a scheme for short-term and long-stay cycle parking, in accordance with the Council's Parking Standards for New Development SPD (August 2023) or any successor document, shall be submitted to, and approved in writing by, the local planning authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.

Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. (Section 9, NPPF)

4) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015 or any amendments thereto, the parking provision for the site as detailed on the approved site plan OAK-109 dated 28.11.2023 shall not be used for any purpose other than as parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain adequate parking provision for the development hereby permitted without adversely affecting the convenience of site and road users. (Section 9, NPPF)

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

Reason: To identify the approved plan/s and to avoid doubt.
