Conditions or Reasons:
1) The proposed first floor side extension, due to its siting adjacent to the common boundary with property (known as No. 11 Dane Road) would result in the property spanning boundary to boundary, and may lead to terracing effect due to not maintaining an adequate separation with the shared boundary. The proposal would not comply with the guidance set out in the Design Guide for side extensions. It is therefore considered that the proposal would have a detrimental impact on the character and appearance of the area and the host dwelling. The proposal is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
