Conditions or Reasons for Planning Application - CB/23/02788/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 02_4545_02C, 02_4545_02D, 02_4545_02E, 02_4545_02F, 02_4545_02G, 02_4545_02H, 02_4545_02J, 01_4545_01B_R3, CBC-001.

Reason: To identify the approved plan/s and to avoid doubt.
3) The external sound level (Rating Level) emitted from the premises including mobile and stationary or fixed plant, machinery or equipment at the development hereby approved shall be lower than the existing background sound level by at least 5 dB(A) to prevent any adverse impact. The assessment shall be made in accordance with BS4142:2014 at the nearest and/or most affected noise sensitive premises, with all the premises and all machinery operating at maximum capacity.

Reason: To protect the amenity of neighbouring occupiers (CBLP: Policy HQ1).
