Conditions or Reasons for Planning Application - CB/23/02794/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details given in the application, samples of all external materials to be used in the works and development hereby approved, to include all roof coverings and rainwater goods, demonstrating as appropriate a close-match with materials to be retained, shall be provided for consideration by, and the written approval of, the Local Planning Authority prior to the commencement of any work of construction on site either by way of :-
i) a full assemblage of material samples (which shall be identifiable by manufacturers product type, name or code), made available on site for Local Planning Authority inspection
ii) details of all samples (which shall be identifiable by manufacturers product type, name or code) made available to the Local Planning Authority by way of a full photograph schedule submission. The approved works and development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
3) Notwithstanding the details submitted with the application, a full final external decorative colour finishes Schedule in respect of the works and development hereby approved, to include timberwork, metalwork and render finishes, as appropriate, with colours expressed as RAL nos., manufacturers product name or code or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of final external decoration being undertaken on site, and the approved works and development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
4) Notwithstanding the details submitted with the application, full details of the glazing solutions proposed to be used to specifically address potential issues of reflection and glare in respect of the glazed link structure and kitchen extension structure hereby approved, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation of link structure or extension structure glazing on site, and the approved works and development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
5) Notwithstanding the details submitted with the application, the provision of new glazed elements in the works and development hereby approved (new windows, external doors and link structure glazing) shall exclude the use of uPVC products.

Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
6) Notwithstanding the details submitted with the application, full details of any new extract vents or flues exiting in any respect upon the exterior of the building(s) shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation on site and the approved works and development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
7) Notwithstanding the details submitted with the application, the new internal partitioning hereby approved shall be attached to any existing timber framing within the building(s) with screw-fixings only, if such attachment to the existing framing is required.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric and traditional character of this listed building in all respects (Section 16, NPPF).
8) Notwithstanding the details submitted with the application, any associated works of internal and external 'making good' in respect of the works and development hereby approved, including constructional fabric infill, brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes shall be undertaken with materials and in a manner which are strictly compatible with the existing constructional detailing and character of the building, close-matching with existing materials as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located. (Section 16, NPPF)
9) This consent relates only to the details shown on the submitted plans, numbers SU-001, SU-002, SU-003, PL-001A, PL-002A, PL-003A.

Reason: To identify the approved plan/s and to avoid doubt.
