| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details shown the development shall not begin until details of the junction of the proposed 4.8m wide vehicular access with the highway have been approved by the Local Planning Authority and the development shall not be brought into use until the junction(s) has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises and for the avoidance of doubt and to provide a suitable width shared access. |

Notwithstanding the details shown the proposed vehicular access(es) shall be surfaced in bituminous or other similar durable material (not loose aggregate) as may be approved in writing by the Local Planning Authority for a distance of 5.0m into the site, measured from the highway boundary, before the development is brought into use. Arrangements shall be made for surface water drainage from the vehicular areas to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety. |

Notwithstanding the details shown any gates provided associated with the commercial use must open away from the highway and shall be set back a distance of at least 8.0 metres from the highway boundary. Thereafter, the gates shall remain free of obstruction to opening to all vehicles that will use the site and on site turning area.
Reason: To enable vehicles to draw off the highway before the gates are opened and to use the turning area. |

Notwithstanding the details shown the development shall not begin until details of the on site parking provision for the existing dwelling in accordance with the current parking guidance, 3 parking spaces for the proposal and a parking space for a service/delivery/ambulance sized vehicle (6.5m length) have been submitted to and approved in writing by the local planning authority and the approved details shall be implemented prior to the development being brought into use.
Reason: To provide adequate on site parking provision for the existing and proposed development. |

Notwithstanding the details shown all on site vehicular areas shall be surfaced in a stable and durable materials in accordance with details to be approved in writing by the Local Planning Authority. Arrangements shall be made for surface water drainage from the vehicular areas to soak away within the site so that it does not discharge into the highway or into the main drainage system.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits. |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the parking provision on the site shall not be used for any purpose, other than as parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users. |

Notwithstanding the details shown the development shall not begin until details of a turning area for a service/delivery/ambulance sized vehicle (6.5m length) including tracking diagrams have been submitted to and approved in writing by the local planning authority and the approved details shall be implemented prior to the development being brought into use. Thereafter, the turning area shall remain free of obstruction to manoeuvring for all vehicles using the site.
Reason: To enable vehicles to draw off, park and turn outside of the highway limits thereby avoiding the reversing of vehicles on to the highway. |
9)
Any proposed means of illumination shall be shielded so that no glare or dazzle occurs to drivers of vehicles using the public highway.
Reason: In the interest of road safety. |
10)
Notwithstanding the details shown, details of a refuse collection point located at the site frontage and outside of the public highway and any visibility splays shall be submitted to and approved by the Local Planning Authority prior to the development beginning. The scheme shall be fully implemented prior to the development being brought into use and shall be retained thereafter.

11)
Noise resulting from the operation of the proposed units shall not exceed the existing background noise level inclusive of any penalty for tonal, impulsive or other distinctive acoustic characteristics when measured or calculated according to the provisions of BS4142:2014 (as amended).
Reason: To protect the amenity of neighbouring occupiers |
12)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC.001, CBC.002, CBC.003, CBC.004.
Reason: To identify the approved plan/s and to avoid doubt. |
