Conditions or Reasons for Planning Application - CB/23/02885/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, of those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality, in accordance with Policy HQ1 of the Central Bedfordshire Local Plan (2021).
3) Noise resulting from the use of the plant or equipment on the site shall not exceed the existing background noise levels experienced by the nearest noise receptor, when measured in accordance with BS 4142:1997. Prior to the first use of the proposed extraction, the mitigation measures and recommendations as set out in the Noise Impact Assessment (DAAGroup - 9th December 2023) and Odour Assessment (Nendle Manufacturing Ltd) shall be undertaken and adhered to. The maintenance and management of the equipment shall be carried out in accordance with the recommendations as set out in these previously aforementioned documents.

Reason: In the interest of securing adequate amenity levels for neighbouring residents, in accordance with Policies HQ1 and CC8 of the Central Bedfordshire Local Plan (2021).
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01 PL Rev A; 02 PL Rev A

Reason: To identify the approved plan/s and to avoid doubt.
